The villa is only 600 meters air line distant from the exit of the Superstrada Cecina-Centre and offers excellent connections. Slight noises from the superstrada can be heard at the villa. For those who are very sensitive to noise, this should be mentioned here, whereby the overall quiet location on the countryside in such close proximity to the coast creates a wonderful atmosphere. The property belonging to the villa is very large. Olive oil is produced and organic farming is practiced on the surrounding land.
An avenue lined with cypress and olive trees leads to the villa. The electric entrance gate ensures that only guests and authorized personnel can enter the villa. There is a private parking space by the house.
The villa is very spacious and can accommodate up to 24 people. Originally the villa was divided into three apartments - north, south and first floor. As part of the new restructuring, the three apartments were merged to ensure a holistic ambience.
The main villa has a total of 10 bedrooms, all with private bathrooms for 18 to 20 people.
When using the villa with 9 bedrooms, the two apartments on the ground floor remain connected to each other by a room that can be used as a tenth bedroom with its own bathroom if necessary. When using this bedroom, there is no connection between the two apartments on the ground floor.
The villa also has an annex with two further bedrooms with bathrooms and another large kitchen, which is recommended for groups of 20 to 24 people.
The annex building also has a laundry room with two washing machines and a dryer.
Both the main villa and the annex building are equipped with heating and air conditioning.
The garden
A spacious garden lines the property and the pool. A barbecue and a pizza oven are exclusively available to guests here. A staircase with a handrail leads into the pool. The pool is fenced and 1.20 meters deep.
Unit north
As the name suggests, the north unit is on the north side of the villa facing the pool. The ground floor apartment has three bedrooms, each with its own bathroom. A fourth bedroom with an additional bathroom can be made available in the connecting area to the south-facing residential unit. So it is suitable for 6-8 people.
Furthermore, the apartment has a large entrance to the living area with table, TV and a smaller kitchen with four burners, dishwasher and refrigerator.
The bedrooms - all on the ground floor - are as follows:

A double bedroom, which can also be prepared as two single beds, with an attached bathroom with shower
There is another double bedroom on the left. The associated bathroom and the dressing area with wardrobe can be reached via a staircase.
Opposite the entrance of the apartment on the north side there is a spacious, covered, shady outdoor area with a dining table and chairs.
Unit south
As the name suggests, the south unit is located on the south side of the villa. The apartment is on two levels. It has three bedrooms, optionally a fourth bedroom, and can accommodate 6 to 8 people.
On the ground floor there is a spacious living area and an eat-in kitchen. The kitchen has an exit area to the garden on the north side and is well equipped. The stove has 5 burners. There is also a large refrigerator, dishwasher and electric oven - 60 cm long.
The bedrooms: On the ground floor there is a double bedroom with a bathroom with shower. This bedroom also has a direct exit to the garden. Next to this bedroom there is another double bedroom with a double bed and ensuite bathroom with shower. The beds can be splitted in two single beds. This bedroom can also be made available to the north unit.
There are more bedrooms on the first floor: the stairs lead from the kitchen to the first floor. To the right there is a double bedroom with a double bed and a bathroom with tub and shower in the tub. On the left there is another double bedroom with a double bed. The associated bathroom with shower as well as the dressing area can be reached on a slightly higher level.
Opposite the entrance of the apartment on the south side there is a spacious covered, shady outdoor area with a dining table and chairs.
Unit on the first floor
The apartment on the first floor has a large panoramic terrace and a total of three bedrooms, all with their own bathroom and can therefore accommodate up to 6 people.
The entrance is on the west side of the villa. A staircase leads to the first floor.
After the entrance there are two bedrooms on the right-hand side, each with a bathroom with shower. One of the bedrooms has a double bed, the other two single beds, which can also be used as a double bed. The bedroom with double bed has direct access to the panoramic terrace.
The spacious eat-in kitchen on the first floor has a stove with 5 burners, refrigerator, dishwasher and a dining table with chairs. A direct exit leads from the kitchen onto the terrace. The terrace has two awnings. There is another table with chairs for al fresco dining.
From the kitchen a corridor leads to the third bedroom: a double bedroom with a double bed which can be split in two single beds. A staircase leads to the bathroom with shower and to a gallery with a sofa bed for another person and an area for reading.
Annex building
The annex building is an independent building located south of the main villa. There are two entrances: one from the portico at the front and another at the back, which is suitable for wheelchairs.
It has a spacious kitchen and two bedrooms, each with its own direct entrance.
The first bedroom has a double bed and a bathroom with shower, the second has a double bed which can be split in rwo single beds, as well as a disabled-friendly bathroom with shower.
The kitchen is equipped with two cookers: one with 4 and another with 6 burners with a 90 cm long oven.
The portico in front of the annex building is very spacious and has a dining table with chairs. It is the ideal place to be seated with a large group of up to 24 people at one table.

Each kitchen of the villa is equipped with a refrigerator, dishwasher, microwave, an Italian mocha "coffee machine" made of metal, a coffee machine for pads, a filter coffee machine, a toaster and a kettle.
